Flush in-wall Josh Nanos become the primary microphones, with the Josh Edge remotes and the app. The desktop Micros stay on hand for flexibility.
With 6201 sold along with its televisions, 7100 gets fresh displays and soundbars in every room, on a $15,000 panel allowance.
The big west-facing room becomes the primary viewing room: a large-format OLED on a flush articulating mount, surround sound, and blackout drapery for the afternoon sun.
A Frame TV in a wood-cased Leon frame with a matching soundbar, for the passive, social room off the kitchen.
The office gets a proper two-channel setup, McIntosh, a turntable, and Sonus Faber towers, patchable to the whole house through Sonos.

The penthouse answers to Josh.ai, the way your home does today. What changes is what you see: flush in-wall Josh Nanos throughout, a cleaner take on the desktop Micros you know, which we keep on hand for flexibility. Speak to the room and it responds, with nothing on the counter.
The investment
The firm proposal for the scope we walked through, by system, with labor included in every line. Figures include 10% tax on equipment.

Twenty-eight Lutron HomeWorks Ketra downlights replacing the kitchen fixtures, for tunable, high-quality light. Shown as an add-on and not in the total above. We can fold it in on request.
Tax and labor. Figures are rounded to whole dollars. Tax is 10% on equipment, and labor is included in each system line.
Inside TV & Mounts. Of this line, $15,000 is the allowance for the panels themselves, which are owner-furnished and sized with you once the sets are chosen. The balance covers the Fireplace Room's hardwood frame, the kitchen lift, the bedroom soundbars, the mounts, cabling, and the Apple TVs, plus install.
Window treatments. JDL supplies and installs the motorized shades and drapery hardware; the drapery fabric is owner-furnished through JDL's workroom. We integrate all of it into Josh.
The approach
This is a home built around sound. Eight zones of music throughout on two streams, independent in every room, the study set for the big screen, and a quiet room for records. Under it all, a Josh.ai brain ties control together, with your JDL lighting and shades brought in, on a Ubiquiti network everything rides on.

The plan
The low-voltage plan for the unit, with every display, speaker, access point, keypad, and shade located to the room. This is the drawing our field team builds from.

Lighting & shades
The Lutron lighting, with the engraved keypads, and the motorized shades come with the unit from JDL. We bring both into Josh, so lights, shades, music, and rooms move together as one.
The study
In the study, a large-format OLED sits flush on an articulating mount, so you can pull it out to reach behind and push it back to a clean wall. A concealed soundbar, a receiver, and a subwoofer give it surround, a viewing room, not an IMAX. Blackout drapery keeps the west-facing afternoon sun off the screen for the game or a movie with the family.

The fireplace room
In the fireplace room, a Frame TV sits inside a hardwood Leon frame, with a matching soundbar built into the wood below it. Off, it shows art and hangs like a framed piece. On, it is a clean picture with real sound, for the room off the kitchen where everyone ends up.

In the kitchen
An automated lift raises a display from the kitchen millwork when you want it, and lowers it out of sight when you do not. One more piece of technology that stays invisible until you ask for it.
Where it lives
One connected system, served from a single rack closet at the heart of the unit. Names are yours; final placements are confirmed at engineering.
Everything is served from one equipment rack on protected, battery-backed power: quiet, central, and easy to service.
