The approach
You do not have to be technical to live with this home. We design it, install it, program it, and show you how it works, and you have one number to call if anything is ever off.
The unit runs on a Vantage system from another era. It cannot reasonably be extended or serviced, so rather than patch around it, this plan replaces it in full: Lutron HomeWorks for the lighting, Sonos for the music, Josh for voice, all on a professional network. Everything installs during the renovation, while the walls are open.
How far to take it is still an open question, and that is by design. This recommendation is a starting point for those decisions, not a maximum. r:home is an authorized Lutron dealer. We design, program, install, and service everything we build, with one point of contact and an Essentials+ Membership that looks after the system through your first year.

How you'll live with it
Lighting runs on Lutron: tap a Palladiom keypad on the wall, or use the Lutron app on your phone. Music runs on Sonos. And Josh sits on top of both, so you can simply say what you want, from anywhere in the room or from one of two Josh Edge remotes. Buttons for the everyday, voice for everything else.

The investment
A preliminary budget for the scope in this proposal, intentionally held to a tight range.
These figures reflect the current equipment list, which totals about $156,300. Sales tax of roughly $10,000 applies to equipment and is additional, putting the current list at about $166,300 all in. The range is deliberately wide, because how far to take the plan is still an open decision, chiefly in the lighting.
Pre-tax. All figures exclude freight and applicable sales tax. Tax applies to equipment only, not to labor.
The lighting number. Over half of this budget is the lighting replacement, and that is where the band is widest. We confirm keypad locations and load counts room by room with the electrician, then tighten the number.
Displays. A $7,000 allowance for the three screens sits inside this number. The mounts, wiring, and labor around them are priced separately in the same line, so if panel selections land above or below the allowance, only the difference changes.
Not included. Window treatments are not in this number; the wiring and power panels that drive them are, and we can carry a treatment allowance once measurements are taken. Decorative and architectural light fixtures, high-voltage electrical, and line-voltage fixture wiring are provided by the electrician and others. See scope below.
Still open
This budget carries the infrastructure for motorized shades: two Sivoia QS power panels and low-voltage wiring to twenty treatment locations. The treatments themselves are not in this number. Once measurements are taken, we can carry an allowance for them so the full picture sits in one place.
Three display locations are wired, mounted, and powered in this budget, and a $7,000 allowance for the panels themselves sits inside the number. The screens get chosen by room and size as the design firms up, and only the difference from the allowance moves the total.

Timeline. Our rough-in lands before drywall, inside CI Design + Build's construction schedule. The lighting panels and Palladiom keypads are the longest-lead items in this plan, so settling scope early keeps the schedule comfortable.

A design retainer takes this preliminary budget into a signed contract and detailed design, coordinated around your schedule.
What it produces
We produce a complete low-voltage design drawn over the unit's floor plans, with every device and equipment location set room by room. That becomes a fixed, signable proposal with final pricing, and the drawings go to CI Design + Build so every trade works from one plan.
From there we move into scheduling and installation.
